Esteban here, Central Valley Property Advisors, gonna tell you really quick how I turned my clients six units into 23!
He gave us a ring after he sold his properties. There was money sitting in a 1031 exchange account he said “hey look I’m gonna pay taxes if I don’t put this money into something that can make me more money.”
And I said not on my watch so I called one of the brokers slash another owner here in town and mentioned that I have a 1031 exchange buyer looking for property.
She was mismanaging her property it was a little bit more than she can handle she said look if you can get me this number I’m selling it right off the bat so I brought her the offer we ended up closing escrow probably in about two weeks.
After, I had another broker reach out and I said hey I have a 10 unit and a 5 unit I’m about to put up who do you got that can close on this?
I don’t want any bullshit so we basically brought him these 15 units looked at the numbers she said yep I like them let’s do it.
We got into escrow, did a walkthrough, did the inspections.
There was some deferred maintenance on that building that burned down which didn’t scare him at all he still wanted a deal.
We had to settle for about a 30,000 dollar credit but we closed shortly after and the rest is history he’s making money and everybody is happy.
